The Opulent Lettings team knows just how to prepare your rental property for market. Accurate and compelling sales copy combined with high quality imagery will optimise your chances of letting your property speedily and at its maximum rental potential. We use all of the mainstream property advertising portals and platforms including Right Move, Prime Location and Zoopla as well as our own advertising network and database.
Employing the latest in virtual viewing technology we can facilitate remote walk throughs of your property. This has become particularly important during the pandemic but is also useful for remote or overseas landlords. We also organise and attend in-person viewings at your property on your behalf.
Once you have accepted your new tenant’s offer, we will orchestrate all of the administration and paperwork to swiftly prepare them for occupation of your property. This includes everything from credit checks and referencing, to issuing and signing of contracts, direct debit set up, holding deposits, transfer of utilities and move-in instructions.
Professional Inventory Management
Protecting your property and assets is an integral part of our service. To this end we compile comprehensive inventory documentation and complete full check in and check out inventories with all tenants. Check out inventory reports are supplied on vacation of your property and any damages and missing inventory is followed up with the vacating tenants by our letting’s management team.
We offer a comprehensive property management service to protect your investment and to preserve the condition and future marketing of your rental property. Our experienced team of lettings professionals is on hand to offer assistance for the duration of your tenancy agreement. This service can be tailored to your needs but includes staples such as rent collection, regular property inspections and reports plus property maintenance and repairs. We can provide legal representation on request at an additional cost.
Day to Day Maintenance
At the outset of your tenancy, we will agree a protocol for resolving maintenance issues. Generally speaking, we automatically agree and arrange repair works to the value of £250 without prior authorisation. In our experience this guarantees a level of service for your tenant’s that allows them to enjoy their tenancy without interruption or undue inconvenience. For repair works in excess of £250 we will contact the landlord to seek approval before booking in and arranging the works. We provide a 24-hour emergency helpline so that your tenants can report any urgent issues. This protects your tenants but ultimately your property as unattended repair works can result in irreparable damage and significant additional expense.
Annual Reporting and Assessments
The economy and property markets are constantly evolving. That’s why we conduct annual rent and property valuation assessments to keep our finger on the pulse and ensure that your investment is working as hard as possible. Our extensive reporting system complete with KPI’s keeps you informed and includes all of the variables you need to see including actual yields, void periods and ROI.
Opulent Lettings and Management will manage all matters relating to deposits. Whether it is a holding deposit to secure a property or a bond to protect the tenancy for its duration, we will manage and protect your investment in line with current legislation. We can also manage deposit disputes with the appropriate tenancy deposit schemes in the event of any issues or missing inventory at checkout.

In the unlikely event that you encounter any legal disputes, Opulent can advise and organise legal representation and legal assistance on your behalf.
We operate a flexible and tailored approach to the management of rental payments and financial matters. Rental payments to landlords are paid directly into designated bank accounts within clearly defined timeframes. Should you wish, we can arrange for tax to be deducted at source and paid directly to the Inland Revenue. This can be of particular interest for our overseas landlords. We provide a transparent reporting system including regular statements and details of property repairs.
